Louisville Home Sales Charts through July 2015

mls_areas_mapWelcome to our Louisville Home Sales Charts through July 2015. Home sales were relatively on par with the previous year, all except for Area 8 which decided to spurt higher.

Home values are also improving, as expected, while we move into the Summer. The biggest gain coming in North Oldham which saw the median home sale price for April spike to $400,000.

After an incredible June, Area 2 came back to earth in July. Even still, home sales beat the previous year (just barely) and the media home sales value was above the trend line (again, just barely).

While it’s good to see home values continue their climb in the St. Matthews region of Louisville, home sales didn’t surpass last year’s mark. This, the second time in four months.

Area 6 is a very active sales market and has been since April but especially so these past two months. Sale prices are declining a bit but are still looking strong.

Similar to Area 6, the Jeffersontown region of Area 7 is going like gangbusters. Very strong sales numbers and that sales price just keeps moving higher!

For the fifth straight month, Area 8 saw more homes sold in 2015 than the corresponding month last year. This while home prices continue to enjoy growth. When 168 homes are sold in a single month, that’s saying something.

Compared to last month, this may seem a bit of a disappointment but it’s still solid numbers in our Prospect Louisville region. Beating out last year’s home sales for the month and prices above the trend line.

Generally, home prices are higher in the Summer months when competition is the greatest, so it’s a bit disconcerting to see prices drop in Area 20. This could be in part how new construction is mostly building smaller, less expensive homes. Sales did surpass the previous year.

South Oldham performed better during July with prices continuing to move higher. Home sales in Area 21 are also ahead of last year’s pace.

Other Louisville home sales charts by the remaining MLS areas are updated each quarter. The following were completed through Q2 of 2015.
