Most Expensive Neighborhoods in Louisville Kentucky

It’s that time of year again! This is one of my favorite articles to write, not exactly sure why. Maybe it’s the competitor in me that enjoys watching how the most expensive neighborhoods in Louisville Kentucky battle it out for top billing.

In 2013, Spring Farm took home first place. The following year it was Glenview. Last year, Harrod’s Glen landed in the top spot… what will it be this year?

Most Expensive Neighborhoods in Louisville Kentucky

If we included all homes sold in Jefferson County during 2016, there’d be 12,234 units. Once we add the parameter of sold price being $500,000 or more, the list reduces to 470. In 2015, that number was 415 so we can see once again that 2016 was an amazing year for home sales in Louisville.

As you might expect, most homes in our results are closer to $500,000 than the million dollar mark. Of the 31 Louisville neighborhoods that made the cut, nine of them have an average sold price under $600,000. Then, the next 16 neighborhoods land between $600,000 and $700,000 for average sale price.

[Full disclosure, because there homes in some of these neighborhoods that sold under $500,000, the averages reflected here are not true averages. It’s simply that it would take three times longer to crunch all the numbers if I included every sale. Thank you for understanding.]

Norton Commons is the neighborhood with the most homes that sold for more than a half million dollars with a whopping 58. Their average sale price was $658,540, good enough for 14th in our rankings.

Louisville’s largest neighborhood, Lake Forest, had 45 sales, second most in this year’s survey. That puts this neighborhood at 19th, with an average sale price of $619,489.

#10 Rolling Fields

#9 Cherokee Triangle

#8 Estates of Hunting Creek
