Louisville KY Home Sales: February 2010

We’re getting mixed results in February compared to January. Most areas saw total sales drop but home values increase. For the entire market, average home prices moved up approximately $2700 (not seasonally adjusted).

Possibly in reaction to a strong October, November numbers were, as expected, down. Following yearly trends, December should also be down as well, but according to many experts, 2010 should show some positive growth.

Louisville KY Home Sales: October 2009

In all but one of the Jefferson County areas home sales were up in October. That goes against seasonal trends where activity tapers off as we head into the Holidays. Average home sale prices were generally up as well, compared to September.

Home Sales in December Up 6.5% Nationally

Home sales rising should be great news right? Well, they seem to feel the need to couch it alongside some negative news—the price cuts. Are we sure that it was the price cuts the forced the increase? I’m sure they played a role but many factors, including things like the weather, affect home sale numbers. Then the WSJ does it again with the tagline:

Largest Monthly Gain Since 2002, but Economists Warn of Sluggish Season Ahead

Awesome! But don’t stay happy. Sounds like our popular media is a bit conflicted. Not all experts are predicting “sluggish” results. Alexis McGee is predicting a “major improvement.”

How did we do here in Louisville? In November 2008, there were 459 homes sold in Jefferson County and 497 sold in December 2008 for an 8.3%.

Keep in mind it’s usually better to compare a particular month from one year to the same month of a previous year. When we do that, there was a significant drop from the 668 homes sold in December, 2007.

Louisville Kentucky Real Estate Review of 2008

It seems the popular press today didn’t listen to their parents growing up. I’m sure you’ve heard the instruction, “If you don’t have anything nice to say, don’t say anything at all.” Apparently only bad news sells commercial time, newspaper subscriptions and online ad clicks.

Well, here at Louisville Homes Blog, I’d rather tell you the whole story and let you figure out what it means. So here in our ultra-concise delivery method is the 2008 Year in Review for Louisville, KY Real Estate.

Home Values in Louisville

First, you need to understand that most valuations you find online are truly estimates. Some are wildly inaccurate while most are merely averages. Averages are fine if your home is an average home but most aren’t. Even still, with the plethora of free online information, we’d be silly to dismiss it.

According to this chart from RealtyTrac, the median home value in Louisville dropped about $1,300 in value during 2008. This amounts to about a 1% loss.

We reported in November one analyst reporting the drop in value to be -3.6%. If you look at Trulia, they have 2008 being almost a wash.

I think a drop of 2-3% is probably reasonable, which is a real negative when you consider home values in Louisville have risen 4-5% every year for the past five decades.

This calculation is quite simple and very reliable given that the data is coming directly from Louisville’s MLS system.

As you can see, Louisville has certainly dropped from the high number of sales in 2005 and 2006. But properties are still selling in numbers larger than the first three years of this decade.

Foreclosures in Louisville

Since this is the most negative news in real estate today, it’s no big surprise to hear the media clamor on and on about it. So how is Louisville doing compared to the rest of the nation?

About as expected, things are the worst on either coast and Florida. Good news for us in Kentucky is that we have fewer foreclosures than our neighbors in Tennessee, Ohio and Indiana. As always, be conservative when considering an amount to borrow for the purchase of your home.

Conclusion

All in all, it was a down year for real estate here in Louisville but not nearly as bad as the media has made it out to be. Given the historically low interest rates and depending on your situation, now could possibly be the best time to make a move in real estate.

I started collecting some news links when the site went down so here they are en masse.

November 2008 Home Sales in Louisville, KY

The number of sales is down this month, as expected. Each year as we head into the Holiday season activity dies down then starts back up (slowly) after the New Year. But it’s surprising to see prices up in most of the areas. In particular, Areas 7 and 8 saw solid increases and North Oldham went from an average value of $269,452 to $342,139.

Now, averages fluctuate more erratically when the sample size is low so we can’t put too much stock in these numbers. But it is interesting to see these value increases given the overall downward trend for the year. If you have any questions, please contact me.
