Please Note: When analyzing the data contained in this chart, it’s important to note a few things.

  1. Sample size varies greatly by MLS area. For example, Area 0 is quite small and may only have a handful of properties sold in a given month. On the other hand, Area 7 is large and more than 100 properties generally are bought and sold there each month.
    Therefore, it’s very important to pay attention to the scale located on the left. The scale does not start at zero.
  2. The 1-year trend-line is a better gauge of where home values are going in a particular area than simply looking at the monthly totals. It is calculated by averaging the previous 12 months of the median sale prices.
